Zoning request approved for five duplexes

The Collierville Board of Mayor and Aldermen has approved a rezoning request and a conditional use permit that will make way for the development of five duplexes on 1.55 acres on the 100 block of South Street, east of Main Street.
Board members approved the rezoning request on second reading after a public hearing. The property, which is currently zoned as High Density Residential, will be rezoned as Traditional Neighborhood, allowing a net increase of two lots and four units. Rezoning the property will also allow the units to be constructed closer to South Street.
Property owners S&W Capital have plans to create a two-family dwelling on five lots.
The property currently contains a duplex built in 1933 that will be demolished.
According to Jamie Groce, town planner, the conditional use permit will allow “one attached dwelling structure on each of the five lots, with no more than two dwellings in each structure.”
The duplexes will have driveways that can be accessed from South Street. Parking pads for two vehicles will also be provided between the garage doors and the edge of the alley pavement, allowing for four parking spaces for each unit.
The two-story duplexes, which will range in size from 1,755 to 1,763 square feet, will be about 10 feet apart with a setback between 20 and 30 feet from South Street’s right-of-way. The maximum height allowed for the units is 35 feet.
“These units will provide a buffer from industrial to residential property,” said Mike Russell, co-owner of S&W Capital.
