Board to consider preliminary site plan for new McDonald’s

The Collierville Board of Mayor and Aldermen will vote Monday night whether to approve a preliminary site plan for a more than 5,000-square-foot McDonald’s restaurant on 1.17 acres on the north side of Poplar Ave. west of New Byhalia Road.

The property, zoned shopping center commercial, is part of the Byhalia Retail Center with Taco Bell and an access drive on the west, a retail center and its detention basin to the north, and a Walgreens Pharmacy to the east.

The proposed site will replace the nearby McDonald’s at 721 W. Poplar Ave. The building will be oriented toward Poplar Ave. with a drive and landscaping along the Poplar frontage.

Traffic will enter the site from the west at the curb cut that aligns with the Taco Bell entrance. A secondary access point that is shared with Walgreens will provide access from the east.

Because of the site’s proximity to the Byhalia and Poplar Ave. intersection, the town’s busiest, a major traffic study was required. It is estimated that McDonald’s will generate around 2,500 trips a day.

The town’s Planning Commission unanimously recommended conditional approval of the site plan request during its Feb. 6 meeting. The Design Review Commission did the same on Feb. 13.
